The respective attorneys must be present to complete the transaction. At this time, you will be required to pay any remaining funds due at closing in certified funds.

To do a title search, they will go back in time and check all the previous owners of the property to make sure that there are no outstanding liens or other issues with the title.

Obtaining insurance and permits

Many lenders require that you have certain types of insurance in place before they sign off on your loan. These include homeowners, flood, and windstorm coverage. They may also require that you have a termite inspection, building permits, final inspections, and proof of ownership for any fixtures or appliances that will remain with the house.
